This is the section that wins instructions. A seller looks at how you present other people's homes and decides whether you would do justice to theirs. Poor photographs on your own website tell them everything they need to know before you have said a word.
- Photography is the whole product
Wide, level, bright and taken on a good day. A vendor can tell the difference instantly, and so can a buyer scrolling a portal at eleven at night.
- Floorplans and EPCs on every listing
Both are expected now, and their absence reads as a corner cut. Saying you include them as standard is a genuine differentiator against a cheaper agent.
- Material information, handled properly
Tenure, council tax band and the details buyers are entitled to see up front. Getting this right protects the sale and marks you as a professional outfit.
The conversion
One booking matters more than everything else on the site.
A valuation appointment is the whole funnel. Every other page exists to make somebody comfortable enough to book one, so it asks the minimum and it never feels like the start of a sales campaign.

Everybody expects to be chased. Saying plainly that a valuation is an opinion rather than a commitment removes the main reason people hesitate.
- Let them say they are only thinking about it
A line on the form that permits "just exploring" converts far better than one that assumes a decision, and it sets you up for the instruction a year later.
- Offer an evening or a Saturday
The people worth winning are at work. An agent who only values between nine and five is quietly excluding half the market.
If you would rather people rang, your number stays the biggest thing on every page. The form is for the ones who never will.
