The lender's valuation is not a survey
The most useful sentence on the whole site. It is for the lender's benefit, it confirms the property is adequate security, and it will not tell a buyer that the roof needs replacing. Saying this plainly wins work that would otherwise never have been booked.

The lightest option: a condition rating for the main elements with no advice and no valuation. Suitable only for a newer, conventional property in obviously good order.

Homebuyer survey
The common choice: condition ratings plus advice on defects, repairs and ongoing maintenance. Right for most conventional houses built in the last century that are visibly in reasonable shape.

Building survey
The full inspection, written for older, altered, extended or unusual properties, and for anybody planning significant work. More detail, more explanation and the option to discuss the findings properly.

Specific defect reports
One problem, investigated properly: a crack, damp, a bowing wall, a roof. Often the most reassuring thing a buyer can commission, and frequently the cheapest way to settle an argument.

Recommending the lighter survey where it is genuinely enough is the most persuasive thing you can do. Buyers can tell the difference between advice and a sales pitch.
Local knowledge
Housing stock is local, and buyers know it.
A surveyor who works an area every week knows things a national panel never will: which streets have the clay that moves, where the old mine workings run, which era of extension in which suburb was built without paperwork, how the Victorian terraces here were altered in the seventies. A buyer reading that recognises expertise immediately, because it is exactly the knowledge they are hoping to buy.
