Web design for letting agents

Landlords are your customers. Tenants are your workload.

Both arrive at the same website with opposite needs. A landlord is choosing who to trust with a two-hundred-thousand-pound asset and wants to know what you take care of. A tenant wants a property, a reference form and somebody to fix the boiler. Send them the same way and you frustrate one and lose the other. We split them from the first click, then host it and look after it, with a £0 upfront website design fee.

  • Per month: £49.99
  • Upfront website design fee: £0

Who are you?

The first question the site asks is which one you are.

Almost every letting agent website makes a landlord wade through tenant information to find what they came for. One choice at the top solves it, and it costs nothing but the decision to do it.

Deciding who to trust with the asset

You want to know what is included at each service level, what the fees actually are, which compliance you handle and what happens when something goes wrong at eleven at night. Everything else can wait.

What the site leads with

  • Service levels
  • Fees
  • Compliance
  • Rental valuation

Everything after this point is written for one reader at a time. Nobody has to read past somebody else's page to find their own.

Available

Tenants judge you on whether the list is current.

Nothing damages a letting agent's credibility faster than properties that went months ago. A short, genuinely current list is worth far more than a long stale one, and it saves your staff the calls about a flat that was taken in March.

  • Show the monthly rent, plainly

Per calendar month, with what is and is not included. Tenants are comparing on this figure and vagueness reads as a trick.

  • Say what it costs to apply

Holding deposit, deposit and any permitted payments, set out clearly. Being straight about this is both a legal expectation and a competitive advantage.

  • Take let properties down

The single most common complaint about agency websites. A short current list beats a long historical one every time.

For landlords

Three service levels, and the honest difference between them.

Most landlords do not really understand what they are choosing between, so they choose on price and are disappointed. Setting the levels out properly wins you the managed instructions, which are the ones worth having.

  1. 01

    Let only

You market the property, find and reference a tenant, prepare the tenancy and hand over. After that the landlord deals with everything. Cheapest, and right for a landlord who lives nearby and enjoys it.

  2. 02

    Rent collection

As let only, plus collecting rent, chasing arrears and sending statements. The landlord still handles repairs, which is the part most of them underestimate.

  3. 03

    Fully managed

Everything: repairs, compliance, inspections, renewals, deposits and the eleven-o'clock phone call. The service worth explaining in detail, because it is the one that solves the actual problem.

  4. 04

    What compliance you handle

Gas safety, electrical condition reports, deposit protection, right to rent, smoke and carbon monoxide alarms and licensing where it applies. Listing what you take care of is the most persuasive thing on a landlord page.

  5. 05

    Inspections and reporting

How often you inspect, what a landlord receives afterwards, and with photographs or without. Specific beats reassuring.

  6. 06

What happens when it goes wrong

Arrears, damage, a tenant who will not leave. Nobody else on the high street writes about this honestly, and landlords notice the agent who does.

Legislation differs across England, Wales, Scotland and Northern Ireland and changes often. We write what you tell us you handle, and keep it general rather than stating the law on your behalf.

Credentials

A landlord is checking you are allowed to hold their money.

Client money protection and redress scheme membership are requirements in this trade, not decoration, and a landlord who has been caught out before will look for them first. Putting them where they can be seen is straightforward reassurance.

We display exactly what you hold and nothing beyond it: no borrowed badges, no invented ratings, no claims about how long you have been trading.

Things we'll display if you hold them

  • Your redress scheme membership
  • Client money protection scheme and membership number
  • Professional body membership
  • Professional indemnity insurance
  • Which deposit protection scheme you use
  • Your published fee schedule for landlords and for tenants
  • Reviews wherever they already live: Google, allAgents, Trustpilot

Scheme names here are illustrative. You tell us what you hold and what your fees are during onboarding, and that is exactly what appears.

Where landlords come from

Most landlords change agent because of one bad month.

Almost nobody moves their property for a better rate. They move because a repair dragged on, a statement never arrived, a tenant was placed badly or nobody answered the phone in August. By the time they search for a new agent they are not shopping on price at all: they are looking for evidence that the same thing will not happen again.

That is what the landlord pages are for. Naming your inspection frequency, saying what a landlord receives after one, explaining who handles an out-of-hours emergency and being straight about arrears reads as competence to somebody who has just been let down. It is also the reason to name the areas you work in properly, because a landlord who lives elsewhere wants an agent who is actually near the property.

Your site plan

Five pages, and two of them never speak to each other.

The structure is the strategy: a landlord route, a tenant route, and the fee page that both of them look for.

The logic of SEO

Tenants find you on the portals. Landlords find you on Google.

Website + SEO is optional monthly work on how easily local customers find you, aimed at three searches agreed with you. In lettings the split is unusually clean, which makes choosing the searches easy: aim at the landlord.

The kind of searches SEO works on

  1. letting agents Headingley
  2. rental valuation Headingley
  3. landlord property management Headingley

£349.99/month total, website included. SEO never promises a position, a number of enquiries or a revenue figure. It promises the work, every month.

Already have a website you are happy with? Ongoing SEO is only available with the managed website, as Website + SEO — PrimeStart does not run SEO on a site it does not host. If you would rather keep your current site, talk to us first and we will tell you honestly whether moving it across is worth it.

  1. 1

    A website that answers a landlord's questions

Service levels, fees and compliance set out properly. Beside two agents who only say "fully managed from 10%", it is not a close contest.

  2. 2

Found by the people already looking

The SEO work is monthly work on the local searches, your Google Business Profile and the listings that decide who appears when somebody near you types letting agents near me.

  3. 3

    One landlord is worth years

A managed property earns for as long as it is let, and landlords with one property usually buy another. That is why a landlord search is worth many times a tenant search.

  4. 4

A site that earns a rental valuation

Everything points at one action: getting a landlord to let you look at the property and tell them what it would let for.

We research your area first, recommend three that make commercial sense, explain why, and agree them with you before any work starts.

Your Client Platform

One place to watch it being built, and to update a fee.

Every PrimeStart customer gets their own Client Platform. It is where the project lives: the stage it has reached, what we are waiting on, the draft to look through, and the button that says you are happy with it.

  • Follow the build stage by stage, without emailing to ask
  • Send photographs and documents straight from your phone
  • Message PrimeStart directly, with the whole thread in one place
  • Preview the draft on a laptop and a phone, and mark up changes
  • Approve the website before anything goes live
  • Ask for changes afterwards, and order services when you need them
  • See your SEO report, tracked searches and recommendations each month (Website + SEO)

There is nothing technical to learn. One login to your Client Platform, and you never have to open WordPress.

The plans

The same lettings website, with or without the monthly SEO work.

The Website is the whole thing: designed, built, hosted, managed and kept current, with your domain name included. Website + SEO adds monthly work on how easily local customers find it. Clear pricing. Straightforward terms. No surprises.

A letting agency website that routes landlords and tenants apart and makes the case for fully managed.

Designers usually charge for the build before the website exists. We absorb that cost and recover it through the monthly service, which is why the plan carries a minimum term, and why there is nothing to pay up front beyond the first month.

Complete the term and the website is yours: stay with us on a rolling basis with no new minimum, or move it to hosting of your own.

How it works

Your part takes one evening.

Choose a plan, tell us your service levels and fees, then tell us what to change on the draft. We do the rest.

See the full process, start to finish

  1. 1

    Choose your plan

Website, or Website + SEO. The upfront website design fee is £0 and your first monthly payment is taken at signup.

  2. 2

    Tell us how you work

A short onboarding in your Client Platform: your service levels, your fee schedule, the compliance you handle, your schemes and memberships, the areas you cover, and where enquiries should land.

  3. 3

    Ready to Build

We check we have what we need. If a fee or a service level needs a decision, we say exactly which, and get on with the rest.

  4. 4

    First draft

A working draft on a laptop and a phone: the split, the service levels, the fees and the valuation request.

  5. 5

    Approve and launch

Reasonable in-scope changes, then you approve it. Nothing is published until you say so.

Timing, stated properly

We aim to have your first website draft ready within 5 working days once PrimeStart has everything needed and confirms your project is Ready to Build. Payment alone doesn’t start the clock; missing details, revisions or domain delays can extend it.

Before you approve

You review the draft and request reasonable in-scope changes. If there’s a genuine problem we can’t put right within scope after reasonable attempts, we can cancel the agreement and refund Website subscription payments made, subject to any disclosed non-recoverable third-party costs.

Questions letting agents ask us

How much does a website for a letting agent cost?
£49.99 a month. The upfront website design fee is £0 and your first £49.99 payment is taken at signup. The Website runs on an 18-month minimum term: 18 monthly payments of £49.99, or £899.82 in total. That covers the design and build, managed hosting, your domain name, SSL, security, backups, WordPress and plugin updates, enquiry forms, basic Google foundations, reasonable small changes subject to fair use, and your Client Platform.
What happens at the end of the 18 months?
The website is yours. Once the minimum term is complete and the payments due under it have been made, you can stay with PrimeStart at £49.99 a month on a rolling basis with no new minimum term, or move the website elsewhere and arrange your own hosting. Transfer is subject to the relevant third-party licences, which we explain at the time.
Is the domain name included?
Yes. Your domain name is included in the Website and managed by PrimeStart alongside the hosting and the SSL certificate. If you already own one, we work with the domain you have.
Do we have to publish our fees on the website?
Letting agents in the UK are subject to fee transparency requirements, and the details differ by nation and change over time, so we would always say publish them and take your own compliance advice on the exact wording. Practically, it also helps: landlords comparing three agents trust the one whose fees they can see.
Can tenants report repairs through the site?
Yes, as a form that captures the property, the fault, the access arrangements and photographs, arriving as one message. It is an email form rather than a maintenance system, but it takes a lot of calls off your staff. If you use a portal already, we can link to it.
Can the site show our available properties automatically?
A live feed from agency software is a bespoke integration and not part of the Website. What works well within it is a presented list of current availability that we keep updated, with your portal listings linked. The site's main job for a letting agent is winning landlords rather than filling properties.
How quickly will I see a first draft?
We aim to have your first website draft ready within 5 working days once PrimeStart has everything needed and confirms your project is Ready to Build. Payment and onboarding alone do not start that period. Nothing is published until you have reviewed and approved it.
What is SEO, and do I need it to start?
SEO is optional ongoing work on your visibility for three agreed local searches, at £349.99 a month in total with the Website included: the £49.99 is not charged on top. The SEO work has a 6-month minimum, and every month of it also counts towards the 18-month Website term. It suits lettings because one managed landlord can be worth years of fees. Nobody can promise a position on Google or a number of enquiries, and we do not.
