Why a website

Nobody can see good judgement. A website has to prove it another way.

A planning consultant's real evidence is a decision notice or an appeal outcome, neither of which look like anything on a page. That makes stating plainly what you actually do, and for what kind of scheme, more important than a portfolio.

01

Most visitors do not know what a planning consultant does

The distinction from an architect matters near the top of the page, or the wrong enquiry — or no enquiry at all — is what a confused visitor leaves with.

02

A homeowner arrives after a refusal, not before

Many enquiries follow a first application going wrong. Explaining what happens next, including an appeal, reads as a consultant who has done this before.

03

A developer is checking scale and application type, not browsing

Outline, full, reserved matters, listed building — naming what you actually handle tells a developer in seconds whether to send the scheme.

04

They want to describe the site, not fill in a generic contact form

A consultation request that asks for the address, the proposal and any previous refusal starts the first conversation from the right place.

Getting customers

Somebody who was refused last week is searching for a planning consultant right now.

“Planning consultant near me”, “planning appeal help”, “change of use planning permission” — different searches, different buyers. Website + SEO is the ongoing work of being found for each one.

  • Local searches, agreed with you. We pick the three searches that matter most to your practice — say, “planning consultant in York”, “planning appeal advice” and “listed building consent” — and work on them every month.
  • Google Business Profile. Set up and kept current, so you appear on the map with your services, your areas and a way to reach you.
  • Reviews from genuine clients. A simple way to ask satisfied clients for a Google review after a decision, because reviews are what a homeowner checks before trusting someone with a case that matters to them.
  • Content that answers real questions. What a planning consultant actually does, how an appeal works and what pre-application advice covers — the things people search for before they are ready to ask for a consultation.
  • A monthly report you can read. What we did, what moved, and what's next — in your Client Platform, in clear, straightforward language.

We never promise rankings or a number of clients. We do promise consistent, honest work on being found — and to show you exactly what we did.

Built for you

A refused homeowner and a developer instructing a scheme need different front pages on a planning website.

A consultancy taking on householder appeals and one handling a developer's outline application have different clients, different proof points and different ways of deciding to instruct. A template can't tell the difference. We can.

Every PrimeStart website is designed from scratch and custom coded on WordPress in HTML and PHP — no page builders, no theme bought off a shelf with your name typed in. It's built around the distinction from architecture, application types and the consultation route you actually use.

“A homeowner wants to know what happens after a refusal. A developer wants your application history and your scale of experience. Same profession, completely different website.”

  • 1

The distinction from architecture, stated plainly

What a planning consultant actually handles, near the top of the page, so a first-time visitor is never left guessing.

  • 2

Named separately, not bundled as one service

Householder, full, outline, reserved matters, listed building consent and appeals, each named so a visitor finds their situation.

  • 3

The authorities and areas you actually work in

Stated plainly, so a homeowner or developer can tell in seconds whether you know their patch.

  • 4

A form built for the detail that matters

Site address, the proposal in outline and any previous refusal, so a first conversation starts from the right place.

Most of our work comes from architects and agents who already know us. Do we need a website?
A regular referral source keeps the diary full until they change who they recommend, take on their own planning expertise, or simply send less work. A website is what a new developer, agent or homeowner checks before instructing you — and it works during the weeks a regular source of referrals goes quiet.
How much does a website for a planning consultancy cost with PrimeStart?
Website is £99.99 a month for 12 months with no upfront design fee, or £899.91 paid upfront for the year (save 25%). Website + SEO is £349.99 a month in total, or £3,149.91 paid upfront for 12 months of Website and SEO. For new agreements, after the first 12 months the website continues automatically at £49.99 a month for hosting and aftercare, with no new minimum term, unless you give 30 days' notice; Website + SEO continues at £299.99 a month while SEO is still running. Existing customers keep the pricing in their own agreement.
Can the site keep a homeowner's enquiry separate from a developer's instruction?
Yes, by the route each one comes in on. A homeowner-facing page explains planning consultancy in plain terms and asks about the proposal and any previous refusal, and a trade-facing page sets out application types and scale of experience for a developer or architect. Both use the same enquiry form and reach your inbox, so what each page asked them to write tells you which is which.
Can you show our RTPI membership and case outcomes?
Yes, whichever you hold. Royal Town Planning Institute membership, chartered status, professional indemnity insurance and genuine case outcomes are set out together, worded exactly as they appear on your certificate or the decision notice itself — never a membership you do not actually hold. Clients can check chartered status directly with the Royal Town Planning Institute.
Will you get my application approved or win my appeal?
That's your professional judgement, not something a website can promise on your behalf, and we never claim otherwise. What the site does is present your services, application types and local plan knowledge honestly enough that the right enquiries reach you.
Do I own the website?
Yes. On the monthly plan the site is yours after the agreed 12-month term, subject to the contract. If you pay upfront you can choose an early handover once the site is complete and approved, or keep it managed with us.
How long until my site is live?
Once we have your details and photos we design your site, show it to you, make your amendments and go live only when you've approved it. You'll see the first design before anything is public.
We also design the extensions we get planning permission for. Do you cover that?
Yes. If a good share of your work is producing drawings rather than handling the application itself, our website design for architects page is worth a look for how we handle that side of the work.
