Web design for property management companies
Nobody chooses a managing agent in a good mood.
A residents' management company only goes looking when the last agent has let them down: the accounts were late, the fire risk assessment was ignored, nobody answered in a leak. They arrive at your website suspicious, comparing three firms, and reading for evidence rather than adjectives. Everything on the site has to be specific enough to be checkable. We build it that way, host it and look after it, with a £0 upfront website design fee.
- Per month: £49.99
- Upfront website design fee: £0

What you actually do
Six things a director will check before they shortlist you.
A residents' management company director is usually a volunteer leaseholder who did not want the job. They are not looking for a partner in property. They are looking for someone competent enough that they can stop worrying about it.

- 01
Service charge accounting
Budgets set before the year starts, demands issued on time, year-end accounts produced when they are supposed to be. Late accounts are the single most common reason an agent is replaced.
- 02
Client money handling
Client accounts held separately, with the protection scheme named. A director who has been through a bad handover will look for this before anything else.
- 03
Compliance and safety
Fire risk assessments and their actions, communal electrical testing, asbestos where it applies, lifts and plant. Naming what you track is more persuasive than promising diligence.
- 04
Major works and consultation
How you run a major works project and consult leaseholders properly, which is where an agent either earns their fee or creates a dispute that lasts years.
- 05
Reserve funds
Whether one exists, how it is built and what it is for. The question directors most wish somebody had explained to them earlier.
- 06
Being reachable
Who the named manager is, what happens out of hours and how long a reply takes. Unglamorous, and the actual reason contracts move.
Leasehold legislation differs across the UK and changes regularly. We write what you tell us you do, in general terms, rather than stating the law on your behalf.
Two clients
A block of forty flats and one landlord with a flat are not the same work.
Plenty of firms do both, and the website usually merges them into "property management", which leaves both readers unsure whether you mean them. Separating the two makes each one feel understood.
Acting for a residents' company or freeholder
Service charges, communal compliance, major works and a board of volunteer directors who need to be able to explain your decisions to their neighbours.
- Service charge budgets and year-end accounts
- Fire risk assessments and communal safety
- Major works and leaseholder consultation
- Board meetings, AGMs and reporting
Acting for the owner of one or a few properties
Rent, tenants, repairs and the compliance that attaches to a tenancy rather than a building. A different service, a different fee basis and a different set of worries.
- Rent collection and arrears
- Repairs and contractor management
- Tenancy compliance and certificates
- Inspections and landlord reporting
If you only do one of these, the site says so plainly. Being clear about what you do not take on is part of looking professional.
Credentials
You are holding other people's money and their building safety file.
This is a sector where a bad agent can do real damage, and directors know it. Professional membership, qualified staff and client money protection are what let a volunteer board justify their choice to forty neighbours.
We display exactly what you hold and nothing beyond it: no borrowed badges, no invented ratings, no claims about how long you have been trading.
Things we'll display if you hold them
- Professional body membership for your firm
- Professional qualifications held by your managers
- Client money protection, and where client funds are held
- Professional indemnity insurance, with the level carried
- Your redress scheme membership
- How complaints are handled, and the timescales you work to
- Reviews and references from client boards, where you have permission to use them
Scheme names here are illustrative. You tell us what you hold during onboarding, and that is exactly what appears. We never publish a client reference without your confirmation that you have permission.
Taking over
The handover is what they are really nervous about.
Every board considering a change is quietly terrified of the transition: missing records, a half-finished set of accounts, a fire risk assessment nobody can find. Setting out how you take a block over answers the fear that stops them switching.
- 1
Proposal and meeting
A written proposal with the fee, the scope and what is excluded, then a meeting with the board rather than a phone call with one director.
- 2
Formal handover requested
Records, accounts, contracts, certificates and the building safety information requested from the outgoing agent, with a checklist the board can see.
- 3
Gaps identified honestly
What arrived, what did not and what has to be recreated. Boards expect gaps; what they cannot forgive is finding out about them a year later.
- 4
First budget and inspection
A site inspection, a budget the board understands, and a short list of what needs attention first.
- 5
Steady state
Named manager, agreed reporting rhythm, planned inspections and a year that runs to a calendar rather than to crises.
We aim to have your first website draft ready within 5 working days once PrimeStart has everything needed and confirms your project is Ready to Build. Payment alone doesn’t start the clock; missing details, revisions or domain delays can extend it.
You review the draft and request reasonable in-scope changes. If there’s a genuine problem we can’t put right within scope after reasonable attempts, we can cancel the agreement and refund Website subscription payments made, subject to any disclosed non-recoverable third-party costs.
Where the work comes from
Contracts move in spring, and they move by word of mouth.
Block management barely advertises. A director who has had enough asks two other directors who they use, then searches to check the names they were given. That is what your website is for: it is a reference check as much as a shop window, and it is read carefully by people who are already half persuaded.
Because of that, specifics beat salesmanship. A board looking you up wants to see the qualifications, the client money arrangements, a fee basis they can understand and some evidence you manage buildings like theirs. Naming the areas and the kinds of building you look after does more than any amount of copy about partnership and excellence.

SEO
Low volume, high value, and almost nobody competing properly.
Website + SEO is optional monthly work on how easily local customers find you, aimed at three searches agreed with you. These are not searches with big numbers behind them, which is exactly why they are winnable.
- £349.99/monthTotal. The website is included: the £49.99 Website is not added on top.
- 3 searchesAgreed with you at the start. Additional agreed search targets are £50/month each.
- Monthly workSearch and competitor research, website improvements, Google Business Profile work, local listings, technical monitoring and a clear monthly report in your Client Platform.
- 6-month minimumAfter the SEO minimum you can continue, or stop the SEO work and keep the Website for the rest of its 18-month term. Every month of it counts towards both.
Nobody can promise a position on Google, and we do not. What we commit to is the agreed work every month, tracking what happens, and changing course when the evidence says to.
- block management near me
- managing agents near me
- leasehold management near me
A handful of searches a month can be worth more here than thousands elsewhere, because one block won is a contract measured in years. We research your area first, recommend three that make commercial sense, explain why, and agree them with you before any work starts. Additional agreed searches are +£50 a month each.
Already have a website you are happy with? Ongoing SEO is only available with the managed website, as Website + SEO — PrimeStart does not run SEO on a site it does not host. If you would rather keep your current site, talk to us first and we will tell you honestly whether moving it across is worth it.
The plans
The same management website, with or without the monthly SEO work.
The Website is the whole thing: designed, built, hosted, managed and kept current, with your domain name included. Website + SEO adds monthly work on how easily local customers find it. Clear pricing. Straightforward terms. No surprises.
A property management website written for a suspicious volunteer director rather than for a marketing brochure.
Designers usually charge for the build before the website exists. We absorb that cost and recover it through the monthly service, which is why the plan carries a minimum term, and why there is nothing to pay up front beyond the first month.
Complete the term and the website is yours: stay with us on a rolling basis with no new minimum, or move it to hosting of your own.
