Broadwater Farm is a residential estate, not a commercial one, and this page says so plainly rather than pretending otherwise. It sits between Lordship Lane and The Roundway, alongside Lordship Recreation Ground and the River Moselle, and its non-residential buildings are community and service facilities such as the Broadwater Farm Community Centre, not shops. The estate is also, currently, mid-rebuild. Surveys in 2018 found structural issues in both the ziggurat-style Tangmere block and the 19-storey Northolt block, showing they were at risk of progressive collapse, and the approved scheme covers their demolition alongside the existing energy centre, medical centre and enterprise centre, replaced by a wellbeing hub, a new enterprise centre and a shop. A residents' ballot in spring 2022 returned 85% in favour of redevelopment on a 55% turnout, and the programme itself covers over 300 new homes and the retrofit of more than 800 existing ones, with phase 1 of new-build construction starting on the former Moselle School site in February 2025. That is a lot of live, ongoing work on and around people's homes, and it is not yet finished.
