Caledonian Road

A mile and a half of near-continuous shopfront, from Pentonville to Nag's Head, that never quite becomes a town centre.

The Cally runs dead straight from Pentonville Road up to Nag's Head, carrying a long ribbon of small units: convenience shops, takeaways and cafes, barbers, launderettes, hardware, second-hand furniture, ironwork, glass and paint suppliers, charities and community organisations, interrupted by HM Prison Pentonville and by two stations 660 metres apart. Housmans, the not-for-profit radical bookshop that has traded at 5 Caledonian Road since 1959, sits among them as one of the road's longest-standing fixed points. At the north end, Vale Royal and Brewery Road hold Islington's last protected block of industrial land, where workshops, warehousing, storage and studio businesses trade behind roller shutters rather than windows, defended against conversion by Article 4 planning directions the council put in place from 2016.

The road's own weakness is documented and dated: Islington Council states that 17.5% of units on Caledonian Road stand empty, calling it the highest vacancy rate of any high street in the borough and almost double the Islington average, and it opened a public consultation on 21 May 2026 on using High Street Rental Auction powers, which let the council step in once a unit has been empty for over a year, to fill them. That consultation is a proposal, not a power in use yet, but the vacancy figure itself is real and it changes how the whole road reads to somebody walking or driving down it. Money has still reached the street when it's been aimed at heritage rather than at the shopfronts themselves: the council restored the Caledonian Park Clock Tower at a cost of just under £2 million, reopening it to the public in 2019 alongside a new heritage centre, proof that investment can find this road when it isn't being asked to fill an empty unit.

No single business fixes a street's vacancy rate. What it can do is be judged somewhere the empty units aren't in shot: showing the inside of the premises rather than the frontage, proving it's open and trading today with hours that are actually right, and carrying enough real work and real reviews that a stranger commits before they set off.
