NW11's Hampstead Garden Suburb: a legal density rule from 1906, and no shop built into the plan at all.

Henrietta Barnett founded the Suburb in 1906, and the Hampstead Garden Suburb Trust Ltd she created that year bought 243 acres from Eton College. Barry Parker and Sir Raymond Unwin, drawing on their earlier work at Letchworth Garden City, prepared the master plan, with George Lister Sutcliffe and John Soutar serving as consultant architects. Sir Edwin Lutyens laid out Central Square, which holds St Jude's Church, the Free Church and a Quaker Meeting House, and the Hampstead Garden Suburb Act 1906 received royal assent on 4 August 1906.

That Act is what set the rules that still govern NW11's Suburb today: density capped at no more than eight houses to the acre on average, and at least fifty feet of space required between houses standing on opposite sides of any road. Those are legal instruments, not planning guidance that could later be relaxed, and they are also why no shop was ever built between Central Square and the Suburb's surrounding streets. The Suburb's own source records just over 5,000 properties and around 16,000 people.

Hampstead Garden Suburb is in the London Borough of Barnet, while Hampstead itself, a mile away, is in the London Borough of Camden - two places with confusingly similar names in two different boroughs.
