Hornsey

A conservation high street, a Thameslink depot, and a gasworks turning into a new part of N8.

Hornsey railway station has stood since 1850, running direct to Moorgate and King's Cross in around twenty minutes on the Great Northern line, and it shares its site with the Thameslink trains depot, a real industrial employer rather than a retail draw. The High Street itself, a conservation area since 18 February 1980, is a modest run of everyday shops, cafes, pubs and small services rather than a shopping centre, anchored by the Grade II listed Great Northern Railway Tavern. It has never needed to be more than that, because the trade here has always been local and habitual.

What changes that is Clarendon, the redevelopment of the former Hornsey gasworks immediately to the east, which is delivering more than 1,700 new homes including 599 affordable homes, alongside 125,000 sq ft of commercial space aimed at local businesses and start-ups, a new community centre and 2.5 acres of public green space now open as Hornsey Park. Phases 1 and 2 are complete and occupied, phases 3A and 3B are under construction, and a further phase received planning approval in January 2024. Every household that moves in arrives with no established loyalties: no regular dentist, no barber they trust, no builder they have used before. That is a genuinely rare opening, and it closes as those habits form, which is why being found online now matters more here than it would in a place that was standing still.

Eighteen months, then the website is yours.

Clarendon's new households will only be this loyalty-free once. Get found now, on a site that belongs to you after the minimum term, whether you stay with PrimeStart or not.

Best for For established High Street and Tottenham Lane businesses that already have the regulars, and want a site that reads as clearly as the address it needs to, given how often Hornsey gets confused with somewhere else. For trades and practices that want to be the first result a brand-new Clarendon Square household finds when they search for what you do, before they form a habit with anyone else.
After the term The website is yours. Stay at £49.99 a month rolling, or move it elsewhere. After the SEO minimum you can stop the SEO with 30 days' notice and continue on the Website at £49.99 a month, or keep going.

New N8 households search before they ever walk down the High Street.

"Plumber N8", "dentist Hornsey", "nursery near Hornsey Park": people who have just moved into Clarendon have no address book of local trades yet, so the search engine is the address book. Ongoing SEO is monthly work on three agreed searches like these, so more of those new customers get the chance to find you first.

  1. 01
    “plumber Hornsey

A new household off Hornsey High Street with a new boiler and no plumber they trust searches immediately after moving in, and decides fast on whether the site looks like a real, insured local business rather than a listing with no evidence behind it.

  2. 02
    “dentist N8

A registration decision made once and then lived with for years, so new arrivals from Clarendon read the page properly, look for the practice by name, and want to see how a first appointment is booked.

  3. 03
    “nursery near Hornsey Park

Families moving into the new homes at Clarendon are choosing childcare against a deadline, and they search by proximity to where they now actually live rather than by a Hornsey they haven't got to know yet.

Examples only. The three searches are agreed with you around the work you want more of and what people moving into N8 actually type. Nobody can promise a position, and we don't.

Hornsey industries

The trade decides the shape of the site. New N8 households decide the urgency.

A plumber fielding calls from brand-new Clarendon Square flats and a dentist on Tottenham Lane building a practice list need different websites, but both are competing for the same thing: a household with no established loyalties yet.

Questions from Hornsey businesses

Do you work with businesses on Hornsey High Street?
Yes, and across N8 generally: the High Street, Tottenham Lane, the streets around Priory Park, and the new homes going up at Clarendon on the former gasworks. Everything is designed, built and managed remotely, so there is no office to visit and no travel to arrange.
Is Hornsey actually a shopping destination?
No, and we won't pretend it is. The High Street is a conservation area designated in 1980, and it is a modest, working local parade, not a rival to Crouch End's Broadway or Muswell Hill's Broadway. That is exactly why a website matters here: the street itself was never going to do the finding-you job.
What's actually happening at Clarendon, and does it matter to us?
The former gasworks site is being rebuilt as Clarendon, delivering more than 1,700 new homes including 599 affordable homes, with 125,000 sq ft of commercial space, a community centre and Hornsey Park, now open. Phases 1 and 2 are complete and occupied, and further phases are under construction or approved. Every household that arrives has no established local habits, which is a real, time-limited chance to be the business they find first.
People keep confusing Hornsey with Crouch End or Muswell Hill. Can the website fix that?
It can pin you down precisely. Hornsey was once the name of the wider borough and parish that included Crouch End, Muswell Hill and part of Highgate, so the name is still spread thin across searches and addresses today. A site built for you names your actual streets, your station and your postcode, so search engines and customers stop filing you vaguely somewhere else in N8.
We already have a website we like. Can you just do the SEO?
No. SEO is not sold on its own any more — it is only available as part of Website + SEO, £349.99 a month in total, and that means building you a new PrimeStart website rather than adding search work onto the one you have now. For an N8 business that already looks right and simply wants to be found by the new Clarendon households, that's exactly what Website + SEO is built for. Nobody can promise rankings, and we don't.
What does an N8 business website cost?
Website is £49.99 a month with a £0 upfront website design fee, and it costs the same in N8 as anywhere else. The first £49.99 is taken at signup, and there is an 18-month minimum term, £899.82 in total. Once that term is complete, the website is yours.
How does ongoing SEO work?
Website + SEO is £349.99 a month total, with the website included rather than charged on top. Each month we work on three agreed local searches, for example "plumber N8", alongside your Google Business Profile and the website itself, then report on what was done. Nobody can promise rankings, and we don't.
