Haggerston Overground station opened on 27 April 2010, with full services from 23 May, as one of four new stations on the East London Line extension. That single fact matters more here than almost anywhere else in the pilot: most of the current business fabric here post-dates 2010. There was no shopping parade to inherit, so the trade that has grown up since sits in converted infrastructure instead, the railway arches under the Kingsland Viaduct between the station and the Regent's Canal, canalside units around Kingsland Basin, which dates from 1830 and was dredged and given residential moorings through a Hackney Council grant in the early 1980s, and the Kingsland Road corridor, home to a well-established Vietnamese restaurant cluster.

The area's most visible landmark is one that isn't trading yet. The Baths on Whiston Road, a Grade II listed Edwardian bathhouse built in 1904 by A.W.S. Cross, closed to the public in 2000 and stood derelict for over twenty years before unanimous planning approval in 2022. Squire and Partners, working with Castleforge, are converting it into a hub for small businesses, with the top-lit pool hall planned as co-working space alongside event space, a cafe, fitness and conference rooms. It is a strong sign of where the area is heading, but it is a building under conversion, not one you can point a customer towards today.

What all of this means for a business here is that there is no passing trade to rely on and no market to be listed in.
