Woodberry Down

Woodberry Wetlands and the West Reservoir, wrapped in a housing estate that's still, genuinely, being rebuilt.

The East and West Reservoirs were built in 1833 to purify and store New River water. The East Reservoir became Woodberry Wetlands, opened by Sir David Attenborough in 2016, an eleven-hectare reed-fringed reserve on Thames Water land managed by London Wildlife Trust; the West Reservoir now runs as a watersports and leisure facility, and the New River loop still runs past both of them. The Woodberry Down estate around the two reservoirs originally held roughly 2,000 homes, considered too costly and complex to refurbish, which is why Hackney Council, working with Berkeley Homes among its partners, began rebuilding the estate in phases from 2007 to 2009 onward. It's still going. We don't publish a homes-completed figure, a completion date or an investment total for this site, because those are targets for a long-running programme, not facts about what exists on the ground today, and presenting a target as delivered would mislead a reader rather than inform them.

That ongoing rebuild is precisely why a business near Woodberry Wetlands or the West Reservoir can't rely on what search results already show. Old street layouts, old photographs and old assumptions about the estate keep surfacing for a place that has physically changed underneath them, which means a business working here - a trade moving between phases, a practitioner working from a newly built flat by the New River loop, a service aimed at people who've just moved in - is judged against an out-of-date picture unless its own website corrects it. The website is the one thing a business here fully controls: saying plainly what exists now, where you actually work, and what you actually do, and keeping that current as the estate keeps changing.

There's no parade to fall back on either. Retail on the estate is small and built into the housing itself, not a shopping street, so this page doesn't invent one. What it does instead is name the reservoirs, the wetlands and the estate honestly, and leave the Castle Climbing Centre, Clissold Park and Abney Park Cemetery to Stoke Newington and the Broadway parade to Stamford Hill, since none of those are on this ground.

A block by Woodberry Wetlands can be finished and occupied before a single photo of it reaches a search result.

"Builder Woodberry Down", "cleaner N4", "trades near me": each is typed by someone who has just moved into a newly built phase and needs to know who actually works here now, not who used to. Ongoing SEO is monthly work on three agreed searches like these.

  1. 01
    “builder Woodberry Down

Made by a resident in a block finished near the West Reservoir this year, who needs to know who actually works on this ground now, rather than an out-of-date result for a version of the place that's already changed.

  2. 02
    “cleaner N4

Searched by someone who has just moved into one of the newer phases beside Woodberry Wetlands and has no prior sense of who trades here, deciding on whichever site is current and specific.

  3. 03
    “trades near me

Typed from inside one of the newer blocks, where the address itself may be too recent to appear correctly in an old listing.

Examples only. The three searches are agreed with you around the work you want more of and what people at Woodberry Down actually type. Nobody can promise a position, and we don't.

The reservoirs at the centre of Woodberry Down have stood since 1833; the estate around them has been rebuilding since the late 2000s and isn't finished yet. Woodberry Down industries

The trade decides the shape of the site. The rebuild decides how current it has to stay.

A builder working across the estate's phases and a childcare service serving people who've just moved in both need a site that reflects Woodberry Down as it is now, not as it was several phases ago.

Do you work with businesses at Woodberry Down?
Yes, for trades and services working across the estate's phases and for practitioners based in its newer buildings. Everything is designed, built and managed remotely, so there is no office to visit.
The estate is still being rebuilt. How many homes are there now?
We don't put a figure on this page. The original estate held roughly 2,000 homes and rebuilding began between 2007 and 2009, but homes-delivered and completion figures are targets for a still-running programme, not settled facts, so we leave them off rather than publish something that could already be out of date.
Does Woodberry Down have a shopping street?
No. Retail here is small and built into the estate itself rather than a parade, and the website is built around that honestly instead of describing a high street that isn't there.
We already have a website we like. Can you just do the SEO?
No. SEO is not sold on its own any more — it is only available as part of Website + SEO, £349.99 a month in total, and that means building you a new PrimeStart website rather than adding search work onto the one you have now. A business at Woodberry Down would be starting from the same place as everyone else here: a new site built around the trade, with the SEO work running from day one rather than retrofitted onto what already exists. Nobody can promise rankings, and we don't.
What does a Woodberry Down business website cost?
Website is £49.99 a month with a £0 upfront design fee, and it costs the same here as anywhere else. The first £49.99 is taken at signup, and there is an 18-month minimum term, £899.82 in total. Once that term is complete, the website is yours.
How does ongoing SEO work?
Website + SEO is £349.99 a month total, with the website included rather than charged on top. Each month we work on three agreed local searches, for example "builder woodberry down" or "cleaner n4", alongside your Google Business Profile and the website itself. Nobody can promise rankings, and we don't.
Is this the same as the Stoke Newington page?
No. Stoke Newington's page is for Church Street's independent shops and the heritage sites around them, including the Castle Climbing Centre. This page is written only for the reservoirs, the wetlands and the estate rebuild at Woodberry Down.
