Why a website

A guest choosing a small, owner-run stay wants honesty about the size, the breakfast and the house rules more than they want a gallery.

Nobody wants to arrive at a three-room guest house expecting a boutique hotel. A website that oversells the size or hides the rules loses the guest's trust the moment they arrive, and the review that follows.

01

A guest wants to know the room size honestly

Ensuite status, room dimensions and what breakfast includes, described plainly, not a photo that makes three rooms look like ten.

02

House rules are set out before they book, not on arrival

Check-in times, children and pet policies stated up front, so nobody is surprised at the door.

03

The personal welcome is part of the product

A short, genuine introduction to the people running the house — the thing that makes a small stay feel different to a chain hotel.

04

The route to book is clear, whatever channel you use

An honest enquiry route, plus a link to Airbnb, Booking.com or wherever else you already take bookings.

Getting customers

Somebody looking for a small, personal stay in your area is searching right now.

"Bed and breakfast Ludlow", "guest house near me", "dog-friendly B&B" — different searches, different guests. Website + SEO is the ongoing work of being found for each one.

  • Local searches, agreed with you. We pick the three searches that matter most to your house — say, "bed and breakfast Ludlow", "guest house near me" and "dog-friendly B&B" — and work on them every month.
  • Google Business Profile. Set up and kept current, so your rooms and location show up correctly on the map when a guest searches nearby.
  • Reviews from genuine guests. A simple way to ask satisfied guests for a Google review, because a review is what someone checks before trusting a stay in someone's home.
  • Content that answers real questions. What your breakfast actually includes, and whether pets are welcome — the things people search for before they're ready to book.
  • A monthly report you can read. What we did, what moved, and what's next — in your Client Platform, in clear, straightforward language.

We never promise rankings or a number of bookings. We do promise consistent, honest work on being found — and to show you exactly what we did.

Built for you

Your rooms, breakfast and house rules need to sit where a guest actually looks before they trust a stay in your home.

A guest checking the basics and a guest checking the fit both deserve your rooms, breakfast and rules stated plainly rather than buried behind a gallery of photos. A template can't put the right facts in the right place. We can.

Every PrimeStart website is designed from scratch and custom coded on WordPress in HTML and PHP — no page builders, no theme bought off a shelf with your name typed in. It's built around an enquiry form that gathers the real stay, honest room and breakfast descriptions, and house rules set out plainly rather than left to be discovered on arrival.

"A guest booking a small, owner-run room isn't looking for a chain hotel. They're looking for honesty about what they're actually getting."

  • 1

    Dates, room type, special requests

Gathered through the form, so a guest can ask a real question before they book, not send a generic message.

  • 2

    What you actually offer

Room sizes, ensuite status and what breakfast includes, described plainly, so a guest knows before they arrive.

  • 3

    Check-in, children, pets

Given their own place, so nobody is surprised on arrival, and the rules are written to be clear, not unfriendly.

  • 4

    A personal introduction

A short, genuine word from the people running the house — the thing a chain hotel website can't offer.

We only have three rooms. Is a website really worth it?
Yes. A small, personal stay often wins on trust rather than facilities, and a website that shows your rooms, your breakfast and your welcome honestly — as members of the Bed and Breakfast Association are encouraged to do — is exactly what builds that trust before a guest books.
How much does a website for a bed and breakfast or guest house cost with PrimeStart?
Website is £99.99 a month for 12 months with no upfront design fee, or £899.91 paid upfront for the year (save 25%). Website + SEO is £349.99 a month in total, or £3,149.91 paid upfront for 12 months of Website and SEO. For new agreements, after the first 12 months the website continues automatically at £49.99 a month for hosting and aftercare, with no new minimum term, unless you give 30 days' notice; Website + SEO continues at £299.99 a month while SEO is still running. Existing customers keep the pricing in their own agreement.
Can guests book and pay online through the site?
The site sends us an enquiry with the dates and room preference, and we pass it straight to you. If you already take bookings through Airbnb, Booking.com or your own system, we link out to it; the site itself doesn't include a live booking engine as standard.
Can the site show our room sizes and breakfast honestly?
Yes, exactly as you describe them. Room dimensions, ensuite status and what breakfast includes are stated plainly, so a guest knows what to expect before they arrive.
Are we in the same directory as hotels? We're much smaller.
No. This page is written specifically for a small, owner-run bed and breakfast or guest house, separate from our independent hotels page, because the concerns and the buyer are genuinely different.
Can we set out our house rules clearly, without sounding unfriendly?
Yes. Check-in times, children and pet policies are written plainly but warmly, so a guest knows the rules without feeling unwelcome.
Do I own the website?
Yes. On the monthly plan the site is yours after the agreed 12-month term, subject to the contract. If you pay upfront you can choose an early handover once the site is complete and approved, or keep it managed with us.
How long until my site is live?
Once we have your details and photos we design your site, show it to you, make your amendments and go live only when you've approved it. You'll see the first design before anything is public.
