Web design for property maintenance companies

Agents do not hire a handyman. They hire a supplier.

A letting agent with two hundred properties is not looking for someone handy. They are looking for a company that answers the phone, turns up inside the response time, sends a clear invoice and does not embarrass them in front of a landlord. That is a different website from the one a homeowner needs, and most firms in this trade only build the second. We build both, host it and look after it, with a £0 upfront website design fee.

  • Per month: £49.99
  • Upfront website design fee: £0

Two customers

One of these customers rings once. The other rings weekly.

A homeowner is a job. An agent is an account. They are worth completely different amounts, they judge you on completely different things, and a website that blends them into "no job too small" wins neither.

Agents & landlords

Buying a supplier, not a job

A property manager is judged by their landlords on how fast a tenant's problem goes away. They want to know you will answer, attend inside an agreed time, and send an invoice that can be passed on without an argument.

  • Response times, stated as hours rather than adjectives
  • Out-of-hours cover and how emergencies are triaged
  • Insurance levels, and the trades you hold in-house
  • How you invoice: per job, schedule of rates, monthly account
Homeowners

Buying a person they can trust

Somebody with a list: a door that sticks, a leaking gutter, a shelf, a fence panel. They want to know you are insured, that you turn up, and roughly what an hour or a half day costs.

  • What you charge by the hour or half day
  • The kind of jobs you will and will not take
  • Insurance and vetting, said plainly
  • A simple way to send a photograph and a list

The home page's real job is to route these two apart in one click. Everything after that is written for one reader at a time.

The work

Reactive pays the wages. Planned pays for the winter.

Most maintenance companies live entirely on reactive calls and wonder why January is quiet. Putting planned and void work on the website, properly explained, is how the same team fills the weeks nobody is having an emergency.

  1. 01

    Leaks, blockages and water damage

The most common emergency and the one where response time decides whether an agent uses you again.

    Reactive repairs
  2. 02

    Doors, locks and windows

Security-critical work, usually same day, often after a break-in or a failed lock.

    Reactive repairs
  3. 03

    Electrical and heating faults

Handled by the trades you hold or the ones you sub in, said honestly on the page.

    Reactive repairs
  4. 04

    Making safe

The first-hour job: stop the damage, secure the property, then quote the repair properly.

    Reactive repairs
  5. 05

    Full void refresh

Repairs, touch-up decorating, clean and garden tidy, done as one package against a re-let date.

    Void and turnaround works
  6. 06

    Damage and dilapidations

Photographed, itemised and costed so an agent can put it against a deposit without a dispute.

    Void and turnaround works
  7. 07

    Compliance items

Alarms, checks and certificates arranged with the qualified trades before the property is re-let.

    Void and turnaround works
  8. 08

    Communal areas and blocks

Cyclical decorating, lighting, door entry and grounds for managing agents and blocks.

    Planned and project work
  9. 09

    Multi-trade refurbishments

Kitchens, bathrooms and full refreshes managed as one job with one point of contact.

    Planned and project work
  10. 10

    Scheduled maintenance visits

A regular round for landlords with several properties, which turns unpredictable work into a monthly figure.

    Planned and project work

Anything you do not take on comes off the site, and anything you sub out is described as exactly that. Agents notice when a company is straight about it.

How you work

The response time is the product.

In this trade the thing being bought is predictability. An agent will pay more for a company whose process they can describe to a landlord than for one that is cheaper and vague. Putting your process on the website is the sales pitch.

See the full process, start to finish

  1. 1

    The call is logged

Job, property, tenant contact and access, taken once and recorded, so nobody has to repeat it to three different people.

  2. 2

    Triaged and scheduled

Emergency, urgent or routine, each with a response time you actually hold to. Stating them publicly is what separates you from the field.

  3. 3

    Attended and made safe

First visit stops the damage and secures the property. Anything beyond that is reported before it is done, not after.

  4. 4

    Reported with photographs

What was found, what was done, what still needs doing, with pictures an agent can forward to a landlord unedited.

  5. 5

    Invoiced clearly

Per job or against an agreed schedule of rates, itemised so it can be passed on without a phone call.

Timing, stated properly

We aim to have your first website draft ready within 5 working days once PrimeStart has everything needed and confirms your project is Ready to Build. Payment alone doesn’t start the clock; missing details, revisions or domain delays can extend it.

Before you approve

You review the draft and request reasonable in-scope changes. If there’s a genuine problem we can’t put right within scope after reasonable attempts, we can cancel the agreement and refund Website subscription payments made, subject to any disclosed non-recoverable third-party costs.

Where you cover

Response times only mean something with a map attached.

"Fast response" persuades nobody. "Four hours across LS postcodes, next working day beyond" is a commitment an agent can plan around, and it is the sort of sentence that wins accounts.

  • Match the way agents think

Property managers work in postcodes and branch areas, not counties. Listing LS and HG areas by name makes you easy to add to a supplier list.

  • Different times for different rings

Same-day close in, next working day further out. Saying so is more convincing than a promise that covers everywhere equally.

  • Blocks and portfolios travel

A block with twenty flats justifies a longer drive than a single repair, and the site can say so without contradicting the response times.

Your site plan

Five pages, and the first click chooses the reader.

An agent and a homeowner should never have to read past each other. The home page sends them different ways and every page after that is written for one of them.

01

Home

Who you work for, your response times, your insurance, and two routes: agents or homeowners.

  • Two routes
  • Response times
  • Insured

Generally up to five pages on Website, planned around how your customers choose.

Need something extra later? No problem. PrimeStart customers can order additional services such as extra pages, branding and one-off optimisation through their client dashboard whenever they need them.

Your Client Platform

Change a response time without ringing anybody.

Every PrimeStart customer gets their own Client Platform. It is where the project lives while it is being built, and where you ask for changes once it is live.

  • Follow the build stage by stage, without emailing to ask
  • Send photographs of completed work straight from your phone
  • Message PrimeStart directly, with the whole thread in one place
  • Preview the draft on a phone before anybody else sees it
  • Approve the website before it goes live
  • Ask for changes afterwards, and order services when you need them
  • See your SEO report, tracked searches and recommendations each month (Website + SEO)

There is nothing technical to learn and no WordPress to open. One login, and the rest is us.

More about the Client Platform

Illustration of the Client Platform for a fictional property maintenance companies business. SEO reporting is included with Website + SEO.

SEO

One of these searches is worth fifty of the others.

Website + SEO is optional monthly work on how easily local customers find you, aimed at three searches agreed with you. In maintenance the search volumes are misleading: the rarest search is the one that brings an account rather than a job.

  • £349.99/monthTotal. The website is included: the £49.99 Website is not added on top.
  • 3 searchesAgreed with you at the start. Additional agreed search targets are £50/month each.
  • Monthly workSearch and competitor research, website improvements, Google Business Profile work, local listings, technical monitoring and a clear monthly report in your Client Platform.
  • 6-month minimumAfter the SEO minimum you can continue, or stop the SEO work and keep the Website for the rest of its 18-month term. Every month of it counts towards both.
What we don’t promise

This is an illustration of a results page, not a promise of a position. Nobody can guarantee where a website appears on Google, and we do not.

Three example searches

  1. property maintenance Leeds
  2. handyman Leeds
  3. landlord repairs Leeds

We research your area first, recommend three that make commercial sense, explain why, and agree them with you before any work starts. Additional agreed searches are +£50 a month each.

Already have a website you are happy with? Ongoing SEO is only available with the managed website, as Website + SEO — PrimeStart does not run SEO on a site it does not host. If you would rather keep your current site, talk to us first and we will tell you honestly whether moving it across is worth it.

The plans

The same maintenance website, with or without the monthly SEO work.

The Website is the whole thing: designed, built, hosted, managed and kept current, with your domain name included. Website + SEO adds monthly work on how easily local customers find it. Clear pricing. Straightforward terms. No surprises.

A property maintenance website that reads as a supplier to agents and as a safe pair of hands to homeowners.

Designers usually charge for the build before the website exists. We absorb that cost and recover it through the monthly service, which is why the plan carries a minimum term, and why there is nothing to pay up front beyond the first month.

Complete the term and the website is yours: stay with us on a rolling basis with no new minimum, or move it to hosting of your own.

Want PrimeStart working on how customers find you? Website + SEO is £349.99 a month in total, with the same website included. The same managed website, plus monthly work on three agreed local searches, aimed at the account work rather than the one-off jobs. How SEO works

Questions property maintenance companies ask us

How much does a website for a property maintenance company cost?
£49.99 a month. The upfront website design fee is £0 and your first £49.99 payment is taken at signup. The Website runs on an 18-month minimum term: 18 monthly payments of £49.99, or £899.82 in total. That covers the design and build, managed hosting, your domain name, SSL, security, backups, WordPress and plugin updates, enquiry forms, basic Google foundations, reasonable small changes subject to fair use, and your Client Platform.
What happens at the end of the 18 months?
The website is yours. Once the minimum term is complete and the payments due under it have been made, you can stay with PrimeStart at £49.99 a month on a rolling basis with no new minimum term, or move the website elsewhere and arrange your own hosting. Transfer is subject to the relevant third-party licences, which we explain at the time.
Is the domain name included?
Yes. Your domain name is included in the Website and managed by PrimeStart alongside the hosting and the SSL certificate. If you already own one, we work with the domain you have.
Should I publish response times if I cannot always hit them?
Publish the ones you can hold, with the geography attached, and say what happens when you cannot. An agent would far rather read "four hours in LS, next working day beyond" than "rapid response", and a commitment you keep is worth more than one you have to apologise for.
Can the site have a job reporting form for agents?
Yes. A form that captures property address, tenant contact, access arrangements, the fault and photographs, arriving as one message, saves an agent a phone call and makes you easier to work with than the competition. It is an email form rather than a job management system.
Can it connect to my job management software?
The website itself does not run your scheduling, and PrimeStart sites do not include a job management system. What we can do is link to a portal you already use, so an agent goes from your site straight into whatever system you work in.
How quickly will I see a first draft?
We aim to have your first website draft ready within 5 working days once PrimeStart has everything needed and confirms your project is Ready to Build. Payment and onboarding alone do not start that period. Nothing is published until you have reviewed and approved it.
What is SEO, and do I need it to start?
SEO is optional ongoing work on your visibility for three agreed local searches, at £349.99 a month in total with the Website included: the £49.99 is not charged on top. The SEO work has a 6-month minimum, and every month of it also counts towards the 18-month Website term. You do not need it to start, and plenty of maintenance companies begin with the Website and take SEO up later. Nobody can promise a position on Google or a number of enquiries, and we do not.
