Tottenham Hale

Tottenham Hale station now sits at the front of a genuinely large regeneration scheme. The Heart of Hale masterplan will deliver 1,030 new homes, a primary care health centre, 15 retail units, co-working and office space, a cinema and two football pitches next to the Underground station, and construction started on site in June 2020 as part of a wider scheme reported at around £500 million. One Ashley Road, described as the front door to the masterplan, sits directly opposite the transport hub. The station itself was redeveloped and completed in April 2022, and carries the Victoria line alongside Greater Anglia's West Anglia Main Line and Lea Valley services, including the Stansted Express.

That combination doesn't exist anywhere else on this corridor. Bruce Grove is a heritage high street where the buildings and the customers both predate everyone trading there now. Tottenham Hale is the opposite: new buildings, a new population, and no inherited high street or established traders to compete with. It is also the corridor's airport and intercity gateway, since Stansted Express and Greater Anglia services call here alongside the Victoria line, which brings a class of traveller trade that Bruce Grove, Tottenham Green and Northumberland Park simply don't see.

The masterplan is being delivered in phases, and it should be described that way rather than as finished — new households and new ground-floor units are still arriving.
